Hazlemere Commercial Secure £270K Window, Door & Curtain Wall Contracts At Reading University

Having previously been contracted in recent times by Reading University to successfully complete a comprehensive £715,000 + VAT window and door replacement programme of their JJ Thomson Building & Mathematics Department Building on the University of Reading’s impressive Whiteknight campus in 2016, GGF Members Hazlemere Commercial have, as a result of their existing on-site track record, secured several new upgrade projects to carry out an additional £270,000 + VAT of refurbishment works to the Wager Building, the Allen Laboratory and Reading University Students Union Building.
Interestingly enough, the Wager building at Reading University was formerly known as the Geoscience building. It was named the Wager building after Dr Lawrence Rickard Wager, who was employed by the University in 1929 as Junior Lecturer in Geology. Wager published a seminal piece of work on petrology (the study of rocks) in 1939 that is still widely cited today, and he undertook some truly extraordinary scientific and personal feats during his time at Reading, including an expedition to the summit of Everest in 1933. The expedition reached the highest point achieved on Everest (28,100 ft) without oxygen at the time, and was not bettered until 1978.

The work on the Students Union building involves the surveying, then manufacture and installation of white powder coated Sapa Dualframe 75 SI Window Wall, vertically sliding Sapa Dualslide replacement double glazed windows (with a tilt in facility) and a thermally broken Sapa Stormframe STII commercial aluminium entrance door.

The refurbishments works to the Wager Building and Allen Laboratory are more extensive, involving the replacement of approximately 200 existing worm out non thermally broken windows and two existing tired entrance doors. The bespoke products being fabricated and fitted by Hazlemere Commercial into the Wager Building and Allen Laboratory are two hundred powder coated double glazed dual colour Sapa Dualframe 75 SI aluminium casement windows that are RAL 7011 gloss grey externally and RAL 9910 gloss white on the inside. In addition, Reading University have ordered two unique Sapa Stormframe STII dual colour high-traffic commercial aluminium entrance doors from Hazlemere Commercial that are RAL 3011 Brown Red (Ruby in colour) powder coated externally and RAL 9910 white gloss internally. Both these external access doors have a electronic entry system for high security.

Reading University Students’ Union Building, like the Wager Building and Allen Laboratory are each situated on the 320 acre Whiteknights parkland campus. The Students’ Union has a 2,000 capacity nightclub, a lively bar serving beverages and pub style food and a relaxing Cafe. The venues hold a range of activities from local bands, quiz and karaoke, comedy nights and regular parties.

All the high quality thermally broken energy efficient bespoke commercial aluminium windows and doors ordered by the University of Reading from GGF Members Hazlemere Commercial are manufactured in their modern high-tech 38,000 square foot factory premises in the nearby town of High Wycombe in South Buckinghamshire, then installed on-site by their teams of experienced commercial window and door fitters.

GGF launches new guide to the Planning Process for windows & doors in England

New 24-page publication covering Planning requirements for window and door installation available as free download for GGF Members

The Glass and Glazing Federation (GGF) has published a new guidance booklet designed to help its Members understand and adhere to Planning requirements in England.

A Guide to the Planning Process and its effect on the Replacement of Windows and Doors in England gives an overview of the Planning System as it affects the installation of windows and doors in England (Scotland and Wales have separate regulations).

The publication includes an explanation of the Planning System, the principles guiding Planning decisions and the different types of Planning Permission.

It also addresses an important change of emphasis between the Planning Act of 1990 and the National Planning Policy Framework of 2012. The latter Act reflects a greater recognition of the need to ‘conserve’ rather than ‘preserve’ and to balance wider benefits of environmental, social and economic considerations when making decisions on heritage assets.

Additionally the guide features an easy-to-use flow chart for determining whether a homeowner already has Planning Consent to replace windows and doors through Householder Permitted Development Rights.

PAS 24 Consultation: Enhanced Security Performance Requirements for Doorsets and Windows in the UK

In April, a PAS 24 Enhanced security consultation went live, and the proposed changes aim to address new methods of break I n that target door cylinders.

There are some changes to the wording that require more information and checks on the finished products also included in the consultation.

This becomes an important factor for all fabricators when we consider the expected extension to scope for Approved Document Q – Security in Dwellings that will, in the near future, look to include domestic replacement product within its scope.

This Product Assessment Specification specifies test methods and acceptance criteria relevant to the enhanced security performance of doorsets and windows, intended to resist attack normally associated with the casual or opportunistic burglar. It is applicable to doorsets and windows listed in a) and b) below. Standard loading cases for use with Annex B and Annex C have been prepared for the following products.

a)    Windows: singular and multilight:

  • top hung, side hung, bottom hung, butt hinged;
  • top and side hung projected;
  • top hung and side hung fully reversible;
  • tilt and turn and turn and tilt;
  • vertical and horizontal sliding;
  • fixed and fixed casements (dummy vents);
  • parallel opening;
  • double opening (French windows);
  • vertical and horizontal pivot.

b)    Doorsets:

  • single and double leaf;
  • single and double swing;
  • hinged;
  • sliding (single and multi-track);
  • pivot;
  • folding sliding (single and multi-track);
  • stable;
  • with or without integral side panels and fanlights.

Advice on ventilation when replacing windows

Need to replace windows in your home? It’s important to consider your property’s ventilation requirements when selecting new windows.

Modern replacement windows are built to ever increasing standards of performance – providing the homeowner with increasing levels of thermal insulation and almost eliminating draughts.

However, every house into which these products may be fitted is different and ventilation of the building is an important feature of performance that should be considered when choosing replacement windows.

Your home needs to breathe

When the windows or doors in a home are replaced, Building Regulations require that the levels of ventilation throughout the home not be made worse. This applies to both background and purge (rapid) ventilation.

If trickle ventilators are not fitted in the existing windows or there is no other means of background ventilation, it is good practice to review the ventilation requirements of your home when you are considering replacement windows.

Ways to ventilate your home

Ventilation opportunities which exist to ventilate your home include:

  • Trickle ventilators fitted in the window frame
  • Stack ventilation
  • Bespoke ventilation systems
  • Wall mounted ventilators
  • Heat recovery fan units
  • Night vent locking systems

Trickle ventilators and night vent locking systems are the easier methods for providing ventilation when replacing windows.

Where security is an issue or draughts will be a problem night vent locking systems are not recommended.

Benefits of adequate home ventilation

The advantages of properly ventilating your home include:

  • Fresh air can enter your property and stale air can escape keeping the indoor atmosphere healthier.
  • Potentially harmful airborne pollutants such as emissions from cleaning products, flooring and furnishings can escape from your home.
  • Odours and water vapour from cooking, washing, and bathing can be reduced.
  • There is likely to be a reduction in condensation and mould, which could reduce damage to your décor and reduce potential health problems for asthma and allergy sufferers.
  • Some ventilation systems can be left open to allow ventilation at night or while you are away from home

Controllable ventilation

Some ventilation systems are designed to be controllable, and these have the following additional advantages:

  • You can decide how much, or how little, air flow you need. Controls should be accessible and, if required, there are several remote control options available – ask your installer for details.
  • If you live in a noisier location, near a busy road, airport or industrial site, trickle ventilators allow you to ventilate your home without opening the windows, this can make a reduction on the impact of noise.
  • If you already have a problem with condensation in colder weather, or the air in any rooms, particularly bedrooms, does not seem as fresh as you would like – fitting new windows without suitable ventilation may make the problem worse.

A healthier home

Good ventilation in the home can ensure that the air is kept fresh inside your home, giving a healthy living environment, which is particularly important for the very young, the elderly or the infirm.

This can be most easily achieved simply by opening your windows for a short period of time.

Repairing surface damage to glass windows, doors and conservatories

In most cases surface damage to glass can be repaired, making this a viable alternative to replacement in certain situations.

 

Damage to the surface of glass in windows, doors and conservatories can impair its visual quality, performance and appearance.

While in some cases it may be necessary to replace damaged glass, in many scenarios surface damage to glass around the home can be repaired by a glass repair specialist.

Common causes of surface damage to glass

Scratches

These can be caused by hard or sharp objects either accidentally or maliciously applied and may result in failure if left untreated.

Graffiti

This may be etched into the surface or applied using paint or indelible ink which, if removed incorrectly, could damage the glass surface.

Airborne contamination

Organic materials (such as bird droppings) and inorganic materials (such as road film), or a combination of the two, may have an abrasive effect on the glass surface causing a drop in visual quality.

Building contamination

This could occur as a result of building run-off or sealant leakage which has a subsequent effect on the glass surface.

How surface damage is repaired

The process of repair involves the removal of a minimal amount of the glass surface in order to rectify the defect, without impairing the visual quality.

In some cases the severity of the surface damage may make repair impractical – this would normally be advised during the initial survey.

In exceptional circumstances an unacceptable level of distortion may only become evident during or after treatment. In these instances replacement would be advised.

When to repair and when to replace?

In many cases, replacing the damaged glass in a window, door or conservatory may be the most economical option.

However, there will be situations where a replacement would be far more expensive than repair, e.g. a large landing window. In these cases, having the surface damage repaired can be a time saving and cost effective solution.

If you are unsure whether to repair glass or replace it, talk to a glass repair specialist who will survey the damage and offer a quote.

It is worth bearing in mind that the environmental impact of repair is significantly less than that of replacement.

Window Film: Frequently Asked Questions

What is window film?

Window film is a base of clear polyester that is either dyed, extruded or metallised. It is applied to the internal or external surface of glass windows or doors, and has a range of benefits including reducing heat and glare from the sun, increasing comfort and security and minimising energy usage.

Can I install it myself?

Although it is possible for a practical person to install standard window film, an experienced technician is recommended. Apart from ensuring an acceptable aesthetic finish, you can benefit from a full warranty, typically 10 years.

Will it stop my conservatory overheating?

The use of a high-performance window film will dramatically reduce overheating, making the conservatory a much more comfortable environment.

Is window film 100% secure?

Window films are not bulletproof, blast proof or burglar proof. However, they can provide a greater level of safety and security when used for these purposes. You should always ask for the appropriate certification when using window film for these reasons.

How do I maintain window film?

Window film should be cleaned in a similar way to glass, using a soapy water solution and squeegee. Abrasives of any type should be avoided as these will damage the film surface and affect visual quality.

Do I need planning permission?

No, planning permission is not normally required to apply window film.

Does window film improve both U and G values?

Yes, window film will improve both the heat gain and heat loss properties of the glazing system.

98% of homes are losing energy through underperforming windows

UK homes have been branded the leakiest in Western Europe when it comes to heat loss, and new data reveals that if almost all (98%) of the UKs windows were installed today, they wouldn’t be up to standard.

In fact, our latest research found that UK homes are three times less efficient than those in Germany, with more than a fifth (24%) of a home’s heat energy being lost through old, draughty windows.  

With winter fast approaching and the cost of living crisis rumbling on, it’s more important than ever for Brits to look for ways to improve their home’s energy efficiency.

This is especially true given National Energy Agency estimates that 6.6 million households are currently in fuel poverty, unable to afford to heat their homes to the temperature needed to keep warm and healthy.

UK homeowners need help understanding what they can do to save both money and energy, so actionable advice is essential.

Making upgrades to homes which help to prevent heat from escaping through walls, windows and doors can make a real difference. Plus, these changes could help homeowners save hundreds of pounds each year, lightening the burden of energy bills while simultaneously contributing to a greener environment.

The money saving potential of making fabric first upgrades at home, such as replacing windows or further insulating walls, should really not be overlooked and replacing windows should be front and centre of future energy efficiency schemes. Recent research really drives this home, suggesting that the annual cost saving from replacing pre-2002 windows with current standards could reach a massive £4.1 billion.

80 Million Windows Need to be Replaced Across the UK

  • UK homes are the worst in Western Europe for heat loss
  • 98% of windows do not meet current building regulations
  • New windows can save homeowners up to £395 per year off their energy bills

80 million home windows need to be replaced if the UK hopes to meet the government’s net zero targets.

That is just one of the alarming statistics revealed in the ‘A Window of Opportunity’ report, jointly published by the Glass and Glazing Federation (GGF) and British Glass. This is the most extensive report in the Glazing industry to date, publishing results from extensive research on heat loss in homes and the contribution that modern windows can make to keeping people’s homes warm.

When it comes to heat loss in a home, the UK currently has the least efficient housing stock in Western Europe and has seen one of the worst carbon reductions of all sectors since 1990.

The report demonstrates that replacing older double glazed windows with new windows that meet current standards can reduce heat loss in an already insulated home by half, from 44% to 22%.  

Other figures that are certain to shock millions of homeowners are:

  • 80 million windows would benefit from being replaced now.
  • The UK’s housing stock is the worst performing country in Western Europe in terms of heat loss, and three times less energy efficient than Germany.
  • Double glazing installed pre-2002 is in approximately 23% of the UK’s current housing stock and is 50% less energy efficient than new windows to current standards.
  • 22% heat saving could be achieved in properties that have already been insulated to best practice if pre-2002 windows are replaced.
  • Homes fitted with new windows to current standards could see a saving of up to £395 per year.
  • 24% of the UK’s carbon emissions come from the residential sector.
  • Replacing pre-2002 double glazing with new double glazing to current standards is the equivalent of taking 1.88 million cars off the road.

Chris Beedel, Head of Advocacy at the GGF, said: “We are in continuous discussion with the government about net zero targets and the positive contribution that would be made if older double glazed windows were to be replaced. As the government looks to achieve net zero, it is clear homeowners and our industry have a vital role to play.”

“We are well aware of the current state of the economy, and as the government requires higher energy efficiencies from new windows, there needs to be real incentives for homeowners to make the necessary change to new windows.”

Chris continues: “The residential sector currently contributes to almost a quarter of the entire country’s carbon emissions. This needs to change – reducing emissions from households, and therefore improving glazing, is crucial in helping reach net zero, which we are all committed to.”

Natalie Little, President of the GGF, said: “This report may come as a surprise to homeowners, and the government. In the last two decades, replacement window and door technology has developed enormously through manufacturing and improvements in plastics, glass and metals.

Natalie, who also acts as Commercial Director of truhouse., her family’s home improvement company based in Stroud, Gloucestershire, added: “Today’s double and triple glazing is light years ahead of what was available 20 years ago with windows installed today performing 50% better than old double glazing and 70% better than single glazing. Almost a quarter of the UK’s homes have double glazing that is at least 20 years old and therefore doesn’t meet today’s standards and would benefit from immediate replacement. It’s like driving a 20-year-old car. It will get you from A to B but will not be as fuel and emissions efficient as a new car.

“Standards are constantly under review and we await the government consultation on the Future Homes Standard for new build homes which could see a move to triple glazing and much more stringent energy efficiency requirements.”

Following the difficulties that we have experienced as an industry in the last 3 years, the key question is, what 2023 will look like for the window and door industry in the UK?

Unfortunately, the industry is still facing several challenges in 2023. Some of the key struggles include:

  • Supply chain disruptions: The industry is facing disruptions in the supply chain due to Brexit and the ongoing COVID-19 pandemic, leading to shortages of materials and increased costs.
  • Skills shortage: There is a shortage of skilled workers in the industry, leading to delays and increased costs for companies. Fortunately, we now have the answer to this one in the GGF Skilled Pathway Scheme. I encourage all members to engage with us on this.
  • Competition from imports: The industry is facing increased competition from cheaper imported products, putting pressure on companies to reduce costs and maintain profitability.
  • Slow economic recovery: The UK economy is recovering slowly from the impacts of the COVID-19 pandemic, leading to reduced demand for new windows and doors.
  • Regulatory changes: The industry is facing changes in Building Regulations, requiring companies to adapt and invest in new technologies and processes.
  • These challenges are affecting the window and door industry in the UK and companies are having to find ways to navigate these difficulties while maintaining their competitiveness and profitability.

We are keen to focus attention on improving competency within our sector. The UK construction market as a whole is facing several issues related to competency, such as:

  • Inadequate training: There is a lack of investment in training and development in the construction industry, which leads to a lack of technical knowledge and expertise among workers.
  • Health and safety issues: Construction sites can be dangerous environments, and there is a need for greater focus on health and safety practices to reduce the risk of accidents and injuries.
  • Quality control: There is a need for better quality control in the construction industry to ensure that projects are delivered to the highest standards and that buildings are safe, efficient, and fit for purpose.

These competency issues in the UK construction market are impacting the industry’s ability to deliver projects on time, on budget, and to the required quality standards. Addressing these issues will require a concerted effort from industry stakeholders, including employers, workers, and government agencies.

Some good news?

The UK Home Improvement market can be affected by various factors such as economic conditions, consumer spending, housing market trends, and government policies, which can change over time.

The market is expected to experience several changes in 2023. Some of the key predictions include:

  • Growth in demand: The market is expected to defy expectations as homeowners continue to invest in improving their properties, despite the uncertain economic outlook.
  • Focus on sustainability and energy efficiency: Consumers are becoming more focused on reducing their carbon footprint and energy bills, leading to increased demand for sustainable and energy-efficient home improvement products.
  • Increased use of technology: The use of technology is expected to continue to grow in the home improvement market, with consumers adopting smart home devices, virtual consultations, and online shopping for products and services.
  • Impact of Brexit: The UK’s exit from the European Union is expected to have a significant impact on the home improvement market, with potential changes in tariffs, supply chain disruptions, and changes in regulations.
