When to repair or replace your windows

Repairing or replacing windows – there’s a lot to consider, including the benefits of upgrading to energy efficient glazing. Here’s some advice to help you decide.

The decision about whether to repair or replace windows can be challenging. Just like any home improvement, it is important to think about costs and potential savings in the short term as well as over a longer period.

This is especially pertinent for glazing in the home because upgrading to windows with a higher energy efficiency rating has the potential to reduce your annual household energy use.

So when considering window repair or replacement it can be helpful to bear in mind the potential savings you could gain by installing windows with a higher level of energy efficiency.

Window maintenance and identifying problems

The importance of properly maintaining the windows in your home cannot be overstated. That’s because in addition to potentially affecting the value of your property, the condition of your windows can have a significant effect on both how comfortable your home is to live in and how much energy is required to heat and cool your living areas.

To help identify problems with your windows and the best course of action to take, we have provided some expert guidance in four easy steps.

Step 1: Visually inspect both sides of the windows

Inspect your windows for any evidence of rot (timber windows) or other damage to the hinges or jambs (the vertical parts that form the side of a window frame). Check if any of the seals are damaged, and if there are any chips in or around the glass.

Windows can be damaged by the sun, water and other weather exposure, so check for signs of this. If your windows have any of these faults which are compromising their performance or aesthetic looks (or both), you may wish to consider getting them repaired before any further damage occurs.

Step 2: Test the performance of your windows

Can you open and close your windows? Sounds obvious but sometimes windows stick due to paint, heat expansion or a broken handle. Also, check if there are any noticeable draughts. All of these are signs your windows may need repairing.

On rare occasions you may see condensation between the panes of a glass sealed unit where the seal of the sealed unit have failed. If so, the sealed unit will need to be replaced and this can usually be done quite easily by your window repair company, although they will have to take exact measurements to order a sealed unit specific to size.

Step 3: Analyse the impact on your living environment

Energy efficiency

Window quality may well be affecting your heating bills. If you have single glazed windows, then it could make a tremendous difference to the comfort of your home and your heating bills if you were to replace them with energy efficient double or triple glazed windows. New energy efficient glazing has the ability to reflect heat back into the room due to a low-emissivity (“Low E”) coating which has the effect of reducing heat loss through the windows.

Instead of replacing your windows, a less expensive option to improve energy efficiency would be to consider installing secondary glazing inside your existing windows, to form “double glazing”, however your existing windows must be in excellent condition.

Noise reduction

Are you affected by noise? If you live near noisy roads or other types of noise disturbance, then you can improve your living comfort by replacing windows to double or triple glazing that can reduce the passage of sound. Glass sealed units with enhanced acoustic options are available to reduce the noise further.

Again, if you wish to reduce noise and keep your existing windows, installing secondary glazing is a less expensive option. And for noise reduction, the bigger the gap between your existing windows and the secondary glazing the better. The head and jambs of the windows within that gap can then be lined with acoustic material if desired to further reduce the noise levels.

Ventilation

It is important to ensure that adequate ventilation is maintained when replacing your windows. This will allow for good air flow and reduce the risk of condensation on the inside of the windows.

Step 4: Consider the age of your home

Older homes – It‘s hard to decide if you should replace windows when they are original features of the house. If your home has stained or leaded glass, then replacing them could reduce the value of your home.

However, the good news is that these days window manufacturers can replicate your stained or leaded glass in energy efficient replacement windows.

If you have a home which is centuries old and listed, then you will need to obtain permission from your local planning officer for any changes. There are specialist glass suppliers who can locate such replicas of centuries-old glass if pieces are damaged.

Similarly, if your home is in an area covered by an “Article 4 Direction”, then you will need to obtain permission from your local planning officer for any changes. Homes in Conservation areas have permitted development rights and do not need planning permission to change windows, so long as the replacement windows are of similar aesthetics to your existing ones.

Planning your conservatory

With a wide range of conservatory types available, careful thought and planning can help you decide on the one that fits best with your home and suits the needs of everyone who will be using it.

Once you’ve chosen a conservatory style, here are some more things to consider when planning your glazed home extension.

Size

When deciding on the size of your new conservatory, make sure you’ll have enough space to enjoy it. A handy tip is to mark out the planned dimensions in your living room so you can see how much furniture you’ll be able to fit.

Sunlight

How much direct sunlight will your conservatory receive and at what time of the day? This could have a bearing on your choice of building location and also interior design decisions.

The orientation of your conservatory may mean that certain specifications of glazing are more appropriate than others because of the impact of solar heat gain from the sun (see ‘Glazing’ below).

Materials – general

You can choose from a wide range of materials for your conservatory, not only for the frames but also in the glazing, the roof and any masonry.

Think about the mood and texture you want to achieve. Some people like the ‘outdoor’ feel with tiled floors, patio-type furniture and bare brick or stone for the house wall; others prefer an ‘indoor’ character with carpeting, soft furnishings and wall coverings.

Materials – frame

Aluminium, with thermal breaks for enhanced heat insulation, is a popular choice and is available in a range of colours and finishes.

PVC-U is the most popular frame material with its long life expectancy and minimal maintenance, especially as nowadays a range of wood grain-effect finishes combine the authentic look of wood with all the toughness of PVC-U.

Wood is the natural choice for people who insist on the real thing.

Glazing

Double glazing is a must nowadays to keep a conservatory comfortable all year round and by using low emissivity (Low-E) glass, it can cut heat loss even more.

If the conservatory is south or west facing it is advisable to consider the use of a modern solar control glass for the roof and side panels of the conservatory.

Solar control options range from ‘body tinted’ glass (where the colour in the glass absorbs heat from the sun) to ‘metallic coated’ glass products.

Modern metallic coated products have the advantage of being neutral in appearance, not obscuring views, while still reflecting the sun’s heat.

Roofing

There are two main choices of roofing – glass or polycarbonate.

Glass gives you a clear view through the roof – it can be supplied with solar control and self-cleaning coatings too. Laminated glass and safety filmed glass can add protection you from any falling debris on the roof glazing of your conservatory.

Polycarbonate creates a softer light effect in bright sun (however, it is slightly noisier in heavy rain or hail).

Ventilation

Ventilation is important. You need to be sure that your conservatory will let in fresh air and avoid condensation.

The internal environment can be carefully controlled with the correct specification of both materials and ventilation. Many roofs have built-in trickle ventilation and Building Regulations specify a certain area of opening windows per floor area.

Technological developments mean that you can have opening roof vents installed that can be thermostatically controlled with built-in rain sensors.

Sound control

Whether it be rain, music, lawn mower, traffic or aircraft noise, reducing the impact of environmental sound can enhance the enjoyment of your conservatory.

The use of laminated glass or enhanced acoustic insulation laminated glass can lessen the amount of noise transferring into or out of your conservatory.

In addition, laminated or acoustic laminated glasses have the extra benefit of reducing standard ultra-violet (UV) light transmission. This means sun bleaching of furniture or fittings is dramatically slowed.

Cleaning and maintenance

Consider what will be required to clean and maintain the glass throughout your conservatory.

Surface modified glass such as self-cleaning glass is available from many glazing companies and can reduce the need for cleaning the external window panes, particularly in difficult-to-reach roof areas.

Comfort and convenience

Comfort levels and environmental factors should be considered. You may wish to extend your home’s central heating, install a separate heater or go for an underfloor heating system, but remember careful specification, design of materials and the location of the conservatory itself can all lead to natural environmental control.

Similarly, you can have overhead wiring for lights built-in or simply a few wall sockets for a table lamp and other appliances.

80 Million Windows Need to be Replaced Across the UK

  • UK homes are the worst in Western Europe for heat loss
  • 98% of windows do not meet current building regulations
  • New windows can save homeowners up to £395 per year off their energy bills

80 million home windows need to be replaced if the UK hopes to meet the government’s net zero targets.

That is just one of the alarming statistics revealed in the ‘A Window of Opportunity’ report, jointly published by the Glass and Glazing Federation (GGF) and British Glass. This is the most extensive report in the Glazing industry to date, publishing results from extensive research on heat loss in homes and the contribution that modern windows can make to keeping people’s homes warm.

When it comes to heat loss in a home, the UK currently has the least efficient housing stock in Western Europe and has seen one of the worst carbon reductions of all sectors since 1990.

The report demonstrates that replacing older double glazed windows with new windows that meet current standards can reduce heat loss in an already insulated home by half, from 44% to 22%.  

Other figures that are certain to shock millions of homeowners are:

  • 80 million windows would benefit from being replaced now.
  • The UK’s housing stock is the worst performing country in Western Europe in terms of heat loss, and three times less energy efficient than Germany.
  • Double glazing installed pre-2002 is in approximately 23% of the UK’s current housing stock and is 50% less energy efficient than new windows to current standards.
  • 22% heat saving could be achieved in properties that have already been insulated to best practice if pre-2002 windows are replaced.
  • Homes fitted with new windows to current standards could see a saving of up to £395 per year.
  • 24% of the UK’s carbon emissions come from the residential sector.
  • Replacing pre-2002 double glazing with new double glazing to current standards is the equivalent of taking 1.88 million cars off the road.

Chris Beedel, Head of Advocacy at the GGF, said: “We are in continuous discussion with the government about net zero targets and the positive contribution that would be made if older double glazed windows were to be replaced. As the government looks to achieve net zero, it is clear homeowners and our industry have a vital role to play.”

“We are well aware of the current state of the economy, and as the government requires higher energy efficiencies from new windows, there needs to be real incentives for homeowners to make the necessary change to new windows.”

Chris continues: “The residential sector currently contributes to almost a quarter of the entire country’s carbon emissions. This needs to change – reducing emissions from households, and therefore improving glazing, is crucial in helping reach net zero, which we are all committed to.”

Natalie Little, President of the GGF, said: “This report may come as a surprise to homeowners, and the government. In the last two decades, replacement window and door technology has developed enormously through manufacturing and improvements in plastics, glass and metals.

Natalie, who also acts as Commercial Director of truhouse., her family’s home improvement company based in Stroud, Gloucestershire, added: “Today’s double and triple glazing is light years ahead of what was available 20 years ago with windows installed today performing 50% better than old double glazing and 70% better than single glazing. Almost a quarter of the UK’s homes have double glazing that is at least 20 years old and therefore doesn’t meet today’s standards and would benefit from immediate replacement. It’s like driving a 20-year-old car. It will get you from A to B but will not be as fuel and emissions efficient as a new car.

“Standards are constantly under review and we await the government consultation on the Future Homes Standard for new build homes which could see a move to triple glazing and much more stringent energy efficiency requirements.”

The GGF Visits Number 10 Downing Street

Yesterday, GGF President Natalie Little, Group Managing Director John Agnew, Head of Membership and Customer Relations Ben Wallace and Head of GGF Technical Department Dave Borland had the honour of attending Number 10 Downing Street to meet with Prime Minister Rishi Sunak’s Political Advisor, Ameet Jogia MBE.

We were able to discuss in detail the GGF x British Glass collaboration, A Window of Opportunity and how the document articulates a story to educate and inform Government, Treasury and Stakeholders about windows and doors and the contribution that they can make to energy efficiency.

John Agnew, Group Managing Director at the GGF, explains: “The GGF recently conducted a comprehensive piece of research into the part glazing can play in achieving Net Zero, and the results were conclusive. Despite the fact 86% of homes already have double glazing (the government’s previous argument for excluding the sector from the Energy Company Obligation (ECO+) Scheme), we all know that this isn’t the full story. For example, seventy per cent of windows installed since 2002 were C rated and so they don’t meet the relevant building standards of today.”

The GGF translated the research into the easy-to-read ‘A Window of Opportunity’ infographic to highlight the difference glazing can make.

GGF President, Natalie Little said: “Thank you to Arun Photay for facilitating the engagement and for his gracious hospitality. It was certainly a milestone for our industry and any progress that the GGF makes in the space is progress for all stakeholders in this industry.”

Natalie continues: “We successfully highlighted to government that the research calculates a significant 80 million windows would benefit from immediate replacement, saving as much C02 as taking 1.88 million cars off the road. We were also able to demonstrate the timely cost saving benefit to individuals as the research estimates the average annual saving per household for upgrading windows to current standards at £395.” The GGF will continue to support the industry by gathering and collating the facts and presenting them to the people that have the power to make a change.

It was a privilege to meet and speak with Ameet, as it gave the GGF an opportunity to discuss the role of glazing in reducing the nation’s carbon emissions, and all of the fantastic and innovative work taking place in our industry that can make a difference and contribute to the government’s Net Zero Targets for 2050.

Have Your Say – VAT Relief On Windows & Doors – Open Consultation

As everyone will be aware of by now, improving the energy efficiency of the UK’s housing stock and increasing the proportion of energy provided from low-carbon, renewable energy sources will play a key part of meeting the legally binding commitment to reach the Governments Net-Zero green-house gas emissions target by 2050.

The government have made a commitment to support improvements in energy efficiency across the economy to bring down bills for households, businesses and the public sector, with an ambition to reduce the UK’s final energy consumption from buildings and industry by 15 per cent by 2030 against 2021 levels.

The call for evidence seeks views on the inclusion of additional technologies that meet the government’s objectives for the relief.

There were two questions raised in the House of Commons after the list was republished in March 2022, and Lord Foster of Bath asked for the inclusion of glazing as part of his amendment to the Energy Pricing Bill. All were rebuffed by treasury on the bases that 86% of homes have double glazing and also because of the revenue that the Government would lose.

This consultation gives us an opportunity to ask Government to include window and doors on the Energy Savings Materials list which would attract Zero VAT.

This is a great occasion for British Glass, Flat Glass Manufacturers Association and the GGF to further collaborate and to submit responses to the consultation.

Responses are required by 31st May 2023.

HMRC Employment Status Review of Sales and Canvassing Roles

The GGF recently received communication from HMRC informing us that they are conducting a review of the Employment Status position of sales and canvassing roles in the double glazing and home improvement industry. The reviews are set to commence from Q2 of this year. 

We would like to make GGF members aware of this so that you can take any action required ahead of HMRC’s involvement. 

Historically, a number of sales and canvassing roles have been treated as self-employed and the individuals have been required to complete annual Self-Assessment tax returns.

These roles often operate on a commission only basis, so if services are not successfully provided, either by making a sale or arranging an appointment, no payment will be received.

Employment Status is dependent on the facts, so two quite similar roles may have a different employment status position depending on the specific circumstance of the role.

Sales Representatives

A lot of the indicators HMRC consider for Employment Status such as Mutuality of Obligation, control over the worker and the requirement for personal service are present for the Sales Representative role. HMRC would consider the role to be an integral one to an organisation.

However, there is a prospect of undertaking work and not being paid any commission, or commission’s being recovered in the event of a cancelled or altered job. This level of risk can be quite significant and is beyond what we would expect for an employment role, this is why we think self-employed is likely to be the correct treatment.

Sales Manager Roles

For the Sales Manager, the role often involves sales co-ordination services rather than direct selling by the worker, although selling can form part of the role from time to time. This is also an integral role within an organisation.

The level of financial risk here, while still present, is significantly reduced from that of a Sales Representative. The other Employment Status indicators are also likely to be in line with an employed role so we think employment will be the correct treatment.

Canvassing Roles

As with the Sales Manager and Sales Representative many of the Employment Status indicators such as Mutuality of Obligation and the requirement for a personal service are present.

There is also control over the when and where the workers perform their services on occasion, but there is also the option for workers to work on their own without approval or supervision. This is inconsistent with an employment role.

Provision of Benefits

The provision of benefits usually only be available to an employee, such as a company vehicle or the use of an office at the company’s expense are indicators that point towards to employment. This has formed part of the opinion arrived at for the roles HMRC have considered.

Next Steps

If workers are incorrectly treated as self-employed this can lead to a significant tax liability, National Insurance and potentially penalties.

HMRC are encouraging GGF Members to carry out their own reviews of these roles in their organisation to make sure the positions of the roles are correct.

Heat and Buildings Strategy “Only half the job done”

The Heat & Buildings Strategy sets out how the UK will decarbonise its buildings, including homes, commercial, industrial and public sector buildings, to reach the Government Net Zero targets by 2050.

The government’s long term plan is to significantly cut carbon emissions from the UK’s 30 million homes and workplaces in a simple, low-cost and green way whilst ensuring this remains affordable and fair for households across the country.

In the Government announcement, the transition will be a gradual and will start by incentivizing consumers and driving down costs.

With approximately 30 million buildings in the UK contributing almost a quarter of all UK emissions, the issue needs to be addressed not only reduce fuel consumption and carbon emissions, but also to save money on energy bills and improve lives. However the GGF feels the Government’s new strategy hasn’t gone far enough in relation to insulating buildings and in particular in regard to glazing.

John Agnew, GGF Group Managing Director commented, “From reading the Heat and Buildings Strategy, it seems skewed towards fuel supply and consumption and not on preserving or saving heat. Insulation should be top priority. It’s estimated that there’s over one hundred million windows in the UK that need replaced, this includes pre-2002 double glazing and old single glazing which is not fit for purpose. Up to twenty four per cent of heat energy can escape from a building through poor inefficient glazing. These are issues Government needs to address to achieve its net zero targets.”

The Heat and Buildings Strategy has focused on the drive to convert consumers to heat pumps and hydrogen boilers instead of gas powered boilers. In the Government announcement the aim is to install 600,000 homes with heat pumps each year until 2028.

John Agnew added, “The jury is still very much out on the heat pump solution with mixed reports in the media on how efficient and cost effective they are. It is clear heat pumps need a well-insulated building to achieve optimum performance and one of the main problems with the UK’s building stock is that it is poorly insulated. We will continue engagement with Government on energy efficient and present the case for glazing to be central in all future Government energy efficient initiatives to reduce carbon emissions.”

The GGF is aiming to launch its commissioned independent report on glazing and its contribution to net zero in December 2021.

Best low-contact home improvements to add value to your home

The stamp duty holiday has resulted in many homeowners looking to increase the value of their home, with the intention of selling. The pandemic has however presented some challenges on the home improvement front, but there are still some low-contact renovations that can significantly add value to a property.

The stamp duty holiday has been extended to the 30th September 2021, so there’s still time to make those improvements if you are hoping to increase value ahead of selling. The good news is, there are various different routes you can go down, which are easy for tradespeople to install while spending minimum time inside the property itself. It is however important to note that the Government guidelines for your region should be adhered to, upon making any home improvements.

Installing new windows or doors

Improving the exterior aesthetic is an amazing low-contact way to add value to your property, such as investing in a new good-quality front door, or installing bi-folding doors to the back of your property, which are incredibly popular right now and are great way to create a seamless flow between your garden and interior, while increasing natural light.

Installing good-quality windows and glazing can also significantly increase the value of your home. Furthermore, as the work is completed externally for the most part, the installation of new windows and doors can be completed with little to no contact with the fitter.

Another great benefit of upgrading your windows and doors is that newer models are typically more energy-efficient. In the last 20 years, advanced technological innovation has seen energy-efficient glazing significantly develop, from specialist glass types to improved double and triple glazed windows and doors, which can save over 50% in fuel bills. While upgrading your older doors for newer, more energy-efficient alternatives can really reduce your energy consumption and bills.

Homes can lose almost a quarter of their heat through inefficient windows and external doors, so installing high thermal performance doors can be a great way to reduce heat loss and keep the warmth in your home.

Conservatories, orangeries and garden rooms/summer houses

In the current climate, we know space is more essential than ever so any ways you are able to maximise this will result in an increase in value. Building a conservatory, orangery or garden room/summer house are other relatively low-contact ways to improve your home, while adding value to the property.

If anything, the past year has taught us the importance of having ample space, while also ensuring our home environments are healthy and productive. As many of us have transitioned to working remotely for the most part, it has become increasingly important to (wherever possible) separate our working and living spaces.

As we move into spring and further towards summer, conservatories in particular are becoming more popular. While traditionally many have installed a conservatory as a means to create a relaxing space in the home, more recently they have become favourable home office environments. There are countless benefits conservatories offer but one of the biggest is being a great source of natural light, as well as a more cost-effective avenue than a full-extension, so it’s easy to see why so many homeowners are exploring these as an opportunity to add value.

If you are planning a conservatory, there are various factors to consider including:

  • Size: it’s important to ensure you’re going to have a big enough space to actually enjoy it and to map out the planned dimensions to establish the size you’d like to go with
  • Sunlight: the level of direct sunlight you’d like to have on your conservatory, depending on the time of day, is an important consideration and will determine your location as well as your interior design
  • Materials: PVC-U is the most popular frame material, but there are various different options/effects available – depending on the look you’re hoping to go for, while double glazing is a must to ensure your conservatory is comfortable all year round
  • Roofing: there are two main choices available, glass or polycarbonate, with benefits to both depending on what you’re looking for
  • Ventilation is key to ensure you’re letting fresh air in and avoiding condensation
  • Sound control: reducing outside sound can help create a more relaxing space and is something that should be a key factor upon selecting your materials
